Our loan programs, requirements, and fees vary depending on city and borrower qualification.  Below is a general outline:

REHAB LOAN PROGRAM:

Stated Income Borrowers:  Middle credit score of 690 with cash reserves of at least $12,000

Full Doc Borrowers:  Middle credit score of 670 with cash reserves of at least $12,000

Loan Term:  6-12 months

Interest Rate:  12%-16%

Loan Fee:  3-5 Points (minimum fee of $2,500-$4,000 depending on city & credit)

 

PROFIT SHARING PROGRAM (available in select cities):

We team up with you!  You receive 60% of profits once the property sells

Credit Score: 600+

Loan Term: 9-12 month loan with NO PRE-PAYMENT PENALTY

Interest Rate:  12-16% Interest Only

Loan Fee:  3-5 Points (minimum fee of $2,500-$4,000 depending on city & credit)
